Regeneration and renewal plans

The Ferguslie/Broomlands area is one of the eight areas covered by our Housing-led Renewal and Regeneration Programme. You can see a map showing which addresses are covered by the programme below:

The Ferguslie/Broomlands area is centrally located, close to Paisley town centre, and very well connected with good access to services. The area is a mixture of deck-access blocks and traditional tenement flats.

The plans for the Ferguslie/Broomlands area include improvements to existing buildings, subject to owner agreement. This will make homes more energy-efficient. This will in most cases include:

  • new roofs, including new roof trims, gutters and rainwater pipes, and the addition of solar panels;
  • external wall insulation (note - this only applies to the deck-access blocks north of the main road, not to the tenement flats on Ferguslie Walk);
  • new close doors, repainted closes and repairs to stair treads;
  • new TV aerials;
  • (in some cases) new windows;

There will also be improvements to outdoor and common areas such as closes, back courts, bin stores and recycling facilities.

The area will see two phases of new-build council housing. The first will be on the vacant land on Carbrook Street.

The second phase will be on the cleared site of the blocks at 1-7 and 10-16 West Campbell Street, and 2-8 Knox Street, which are due to be demolished.

Council tenants who are being rehoused will have the right to be considered for the new-build homes.


Next steps and timeline

The estimated programme of works is as follows:

  • Ongoing - work to bring privately-owned properties earmarked for demolition into council ownership
  • 2025 - 2028 - works to improve existing properties and outdoor areas (as described above)
  • 2025 - demolition starts on the properties listed above
  • 2027 - 2029 - construction of new-build council houses. 

Please note, as this is a long-term project, the timelines could change.

We will be working with council tenants in blocks proposed for demolition to help them find another home elsewhere, and with the owners of those properties to help bring them into council ownership.

We want to work with residents on a neighbourhood plan for the area, to capture views on the issues affecting the wider area, what you would like to see changed or improved, and how we and our partners can work together to deliver on that.
